Property Management FAQ

 

Our goal on this page is to provide a clear picture of what you can expect if you hire us for property management of your rental home.

How does the property manager make sure the tenant is taking good care of my rental home?

There are several ways your property manager can monitor your rental home. But firstly careful tenant selection is vital in protecting your rental home from being rented to irresponsible people. During the lease term, we may have occasion to enter the rental home for repair or maintenance reasons and will use that opportunity to have a look. If we are fortunate enough not to have any repairs or maintenance at your rental home over an extended period of time, the property manager will schedule a preventative maintenance walk through at the rental home to make sure that there are no unreported problems at the rental home.

What does the property manager do if they are not taking care of my rental home as they should, or you discover unauthorized pets at the rental home?

The property manager gives the tenant an opportunity to correct the situation and usually they will. If a problem persists, the property manager will make a decision based on that specific situation.

What does the property manager do if the tenant does not pay their rent?

On the 4th business day of the month, the property manager will send late notices to all tenants with unpaid rent. Further, the property manager will post an eviction notice on the rental home on about the 6th business day of the month if payment is not received by that time. The Property Manager will access the specific circumstances with the rental home owner before deciding to proceed with a formal eviction. It is always financially better for all involved if a solution can be worked out.

How will the Property Manager inform me about problems with my rental homes?

Absent any special considerations unique to you or your rental home, our rule of thumb is this: If something may cause a potential interruption in your ordinary cash flow (loss of tenant or non-emergency repair in excess of $300), our property manager will let you know about it right away.

How does the Property Management Company handle maintenance requests?

Tenants MUST fill out an online form on our website, or contact the property manager by phone. The online request is visible to both the property manager and to the owner! After the property manager receives the request we contact the tenant via phone and then visit the rental home to determine the exact nature of the problem at the rental home. The property manager will also make sure it is not something the tenant can fix themselves, or is liable for per their lease. After determining that it is a legitimate problem only then will the property manager act and log action on the property management data base.

Does your Property Management Company use the cheapest maintenance people you can find?

No. Our vendors are typically middle of the road in price and we always shop around! Our Property Management company has all-around maintenance staff and we try to only use other vendors when needed, saving our owners money. It also means that if the property manager is called out for a simple maintenance issue we will check the a/c filter, smoke alarms and general condition of the rental home, providing an added value service.

How do I know your property manager won’t spend my money on large repairs without my approval?

This is a legitimate fear. We promise in writing not to do that in our contract. For ALL potential repairs you will be contacted BEFORE the work is done unless it is an emergency. (i.e. health and safety of tenant is an issue or if the property will incur further damage by waiting to contact you) You will always be notified immediately and we require a text number from you to ensure easy communication.

What if I want you to use my plumber, A/C company, etc.?

No problem, the property manager will provide access to the rental home as we do for all of our vendors.

When does the Property Manager pay the owner's?

Owners are paid electronically by the 5th business day of each month directly from the Property management company bank account. Property Management statements are stored securely online.

Does your property management agreement give you exclusive right to sell my rental home?

No. We can sell your rental home if you would like us to, but we don't bind you to that in the property management agreement.

What is the Property Management policy regarding the tenant's security deposit?

All security deposits must be held in our property management escrow account.

How much security deposit do you charge the tenant?

As a general rule of thumb we charge 100% of one month's rent for deposit. Sometimes we charge 200%. Depending on the rental home and the tenant circumstances plus market pressures.

How soon can you start the Property Management of my home?

What are your Property Management fees?

Our Property Management Fees are very competitive. We charge 50% of the first months rent for tenant acquisition, drawing up the lease and paying any cooperating agent fees. Full service Property Management is 10% of monthly rental and NO hidden charges or DEPOSITS required! (Min $100 per month).
